Do they need CGT, yes, but along with about 30-40 other factors, including land banking, banks, RMA, housing design, housing attitudes, material costs & procurement, building processes, skilled labour.

Finally (for now) if you don’t see the adverse effects of climate change being the biggest driver of inequality in the future & don’t add that to your basket of things to fix, you’re even more single issue than you think.
